VA manages and sells properties acquired as the result of foreclosures on VA guaranteed loans through the facilities of 46
regional offices. Some offices issue sales listings by direct mail, and others issue sales listings in local newspapers. The
properties are available for sale to the general public through the services of private sector real estate brokers. Real estate
brokers receive the keys to properties and assist prospective purchasers in finding, viewing and offering to purchase them.
You'll submit your offer through a real estate broker, in the form of a sealed bid using the VA contract form. The person
making the highest acceptable bid is generally awarded that VA Home.
Participating brokers receive instructional material regarding the sales program and are familiar with VA sales procedures.
VA pays the sales commission.

Federal Deposit Insurance Corporation(FDIC)
A number of criteria are considered when evaluating offers from prospective purchasers.
These include, but are not limited to, net funds received after deducting brokerage
commissions and sale expenses, and payment terms considered in light of the applicant's
credit worthiness and ability to perform. The FDIC reserves the right to accept, reject or counter any submitted offer.

Nature of Title: The right, title and interest of the taxpayer in and to the property is offered
for sale subject to any prior valid outstanding mortgages, encumbrances, or other liens in
favor of third parties against the taxpayer that are superior to the lien of the United States.
All property is offered for sale "where is"and "as is" and without recourse against the United
States. No guaranty or condition of any of the property, or its fitness for any use or purpose,.
No claim will be considered for allowance or adjustment or for rescission of the sale based
on failure of the property to conform with any expressed or implied representation.
